AN AFFORDABLE unit has been added to a fresh housing scheme a Ceredigion seaside village, previously refused by county planners.
In an application submitted to Ceredigion County Council, Mr S Morris of Jameson Estates Ltd seeks permission to build five dwellings, including one affordable unit, on a greenfield infill site by Llain Onnen, Tresaith Road, Aberporth.
A previous scheme, with no affordable units, was refused by planners last year.
A supporting statement, through agent Harries Planning Design Management, says: “The site comprises of 0,17ha and sits in an entirely residential context in all directions, with the estate of Ffordd y Bedol to the north, a sequence of dwellings accessed by a private road running along the site to thew west, and dwellings affronting Tesaith Road to the east and south.
“This application is for five dwellings (including one affordable unit) with four semi-detached and one detached. A similar proposal has been previously refused in March 2024. The reason for refusal was due to the lack of affordable housing provision. The previous application requested that a commuted sum be paid due to the authority deeming the site could not submit a viability challenge.
“All other matters, including the principle of development, design and visual impact, impact to amenity, highways, ecology and land drainage were deemed to be acceptable. Therefore, this application has retained all features deemed previously acceptable by the authority.
“This application differs in that the site includes a fifth unit which will be provided as on-site provision of affordable housing. Additionally, the four semi-detached dwellings have been reduced to 112m2 in line with the affordable housing SPG which states that a three-bed affordable house must be no bigger than 93m2 plus 20 per cent. Therefore, the site now complies with Ceredigion’s affordable housing policies and SPG. The applicant is also willing to sign a S106 agreement to secure this provision.
“With all other elements of the application including siting remaining the same, the provision of the affordable housing should satisfy the reasons for refusal of the previous application.”
The application will be considered by county planners at a later date.
