BODELWYDDAN is set to have 49 new affordable homes built on agricultural land, despite fears about increased traffic on the surrounding roads.
Daniel Parry from Adra has applied to Denbighshire County Council’s planning department, seeking permission to erect 49 affordable homes at land adjacent to Maes Owen on Abergele Road, Bodelwyddan.
The plans include roads, footpaths, and public open space, as well as landscaping, drainage, and a new pumping station.
Bodelwyddan Town Council don’t object to the plans, but Denbighshire has received several objection letters from residents.
Residents’ concerns are listed in a planning report, including highway concerns, the impact on the local school, and biodiversity, amongst other reasons.

The report summarises the fears around highways: “The current infrastructure is not suited to an increase in traffic; the development will lead to a significantly higher number of vehicles on Abergele Road and surrounding areas, leading to more congestion on an already busy road; increased congestion poses a higher risk to cyclists and pedestrians in and around the area.”
But Denbighshire’s highways officer has not raised any objections.
If planning permission is granted, the site will include four one-room apartments; three two-bedroom bungalows; 19 two-bedroom houses; 20 three-bedroom houses; and three four-bedroom houses.
The properties would be constructed with brick and render, with grey and red roof tiles and solar power.
The planning report states that the site lies outside Bodelwyddan’s boundary as defined in Denbighshire’s Local Development Plan.
Council officers are recommending the plans for approval.
The report states: “In conclusion, given the scale of need for affordable housing in the Bodelwyddan area, officers consider the opportunity to deliver 49 affordable homes in a sustainable location on land which abuts the Bodelwyddan development boundary to be acceptable.”
The plans will be debated at a planning committee meeting at Denbighshire’s Ruthin County Hall HQ on Wednesday 12 February.
