BRIDGEND Council has approved plans for a mixed use development to begin on land at Ffordd Tirion in Broadlands, Bridgend.
The proposals first submitted by developers in 2021 will now see the creation of a mixture of shops and apartments on vacant land next to the Llangewydd Arms public house, in the area known as the Broadlands District Centre on Broadlands Estate.
It will include the construction of a two-storey building which contains three retail units with community use at ground floor level along with “ten self-contained flats at first floor level”.
The report read: “The proposal effectively seeks to develop a currently open, undeveloped area of land (that comprises scrub and vegetation) in between the ‘Llangewydd Arms Public House’ and the ‘Busy Bees’ Nursery, Broadlands.
“The scheme comprises a mixed-use development of three shop units and two community use units across the ground floor of the building. Ten residential flats are proposed on the first floor of the building. The ten self-contained flats are made up of eight one-bedroom units and two two-bedroom units with associated living space.”
The project will also include a total of eighteen car parking spaces with a disabled space and delivery bay space, along with both bicycle storage and waste storage areas.
The report added that a total of eleven letters had been handed in about the revised plans from residents, including five letters of support and six letters of objection.
Objections, which included a consultation response from Laleston Community Council, focused on issues such as highway safety, loss of green space, and potential detriments the development might have to the visuals of the area.
It was also noted that the land was previously set aside for a new health centre in the Broadlands area though the report added that the local health board did not want to pursue the development of such a facility on this site.
Following discussions, the plans were approved at a meeting of the authority’s planning committee held on October 31.
