Plans for 73 new homes in Llynfi Valley submitted

AN APPLICATION to build 73 new homes in the Llynfi Valley has been submitted to Bridgend Council for consideration.

The plans handed in by developers at Lewis Homes could see approval for work to begin on the first of a series of new housing sites in Pont-Rhydd-y-Cyff, situated on Bridgend Road opposite Ysgol Gyfyn Llangynwyd.

It is one of a number of plots of land in the area which has been set aside for housing as part of the borough’s local development plan, with proposals for the erection of housing along with the development of “open space, landscaping, access roads, paths and associated infrastructure.”

It is the first of what could be a number of similar applications in the Llynfi valley regeneration growth area, which proposes the redevelopment of three “primarily brownfield” inter-connected sites in the Pont Rhyd-y-Cyff area.

This specific application has now been submitted to include a total of 73 properties, 11 of which would be set aside as affordable housing. These would be made up of 14 two-bedroom homes, 32 three-bedroom homes, and 16 four-bedroom homes.

The affordable part of the application would also see the creation of nine one-bedroom flats, along with two semi-detached two-bedroom homes spread across the site.

The report from within the plans reads: “The application proposes 73 homes with a mix of house types, tenures and sizes, alongside a package of green and blue infrastructure, internal roads, and informal and formal public open space.

“The site is allocated for housing under Policy COM1(3) of the Bridgend Replacement Local Development Plan (RLDP) which was formally adopted on 13th March 2024.”

It adds: “The site sits in a sustainable location with good accessibility to a wide range of local facilities in the Llangynwyd/ Pont Rhyd-y-Cyff area, including the Ysgol Gyfun Gymraeg Llangynwyd Welsh-medium secondary school directly to the west and Llangynwyd Primary School approximately 0.35km to the north. Within the surrounding area there is also a range of leisure, shopping and other facilities, including a convenience store, pub, village hall and chapel.”
