MORE houses could be built at Swansea’s SA1 but the ground levels at the site in question would need to be raised first.
Social housing provider Pobl Group wants to equalise and then slightly raise the level of the land off Langdon Road at the eastern end of the Prince of Wales Dock.
The work would require around 12 tipper loads of new material being brought onto the site. Pobl Group will seek planning permission from Swansea Council for the work after carrying out a pre-application consultation. It then intends to submit an outline planning application for a housing-led project at the 1.4-acre site.
Pobl Group already has planning consent for a 108-home scheme on adjacent land. The waterfront area was once part of the city’s sprawling docks and has since been redeveloped for housing, commercial and office use.
People can have their say on the pre-application consultation, which is being handled by Asbri Planning, up to December 17.
According to planning documents, the site is allocated for housing and has a greater than 0.5% risk of tidal flooding in any given year. “Post-development modelling demonstrates that ground raising results in a flood-free development plateau,” said a planning statement on behalf of Pobl Group.
