House prices rise to new record across west Wales – Pembrokeshire up 13% annually

THE LATEST House Price Index from Principality Building Society for Q1 2022 (January- March) is being released tomorrow (Apr 20)

The report is expected to demonstrate the rise and fall in house prices in each of the 22 local authorities in Wales.

Summary of key highlights from the report are tipped to be as follows:

  • Ceredigion house prices rose by 13% annually and by 3% quarterly to a new peak price of £264,005.
  • House prices in Pembrokeshire increased by 13.1% annually to £260,426.
  • House prices in Carmarthenshire rose by 13.6% to £218,698.
  • The average house price in Wales reaches a new record average price of £233,361, 9.7% higher than the same time last year.
  • Transactions in the first quarter are estimated to have been 4% lower than a year earlier, the second quarter in a row of lower sales.
  • 21 out of 22 authorities saw an increase in the annual average house price, with only Denbighshire reporting a drop of 5.9%.
  • 14 local authorities reported record house prices as of March.
