Conwy Valley touring caravan site set for agricultural land

CONWY VALLEY could soon have a new touring caravan site – if plans submitted to Conwy get the green light.  
A planning application has been submitted to Conwy County Council for a change of use for the land at Eirianws Farm, near Tyn y Groes.  
The site off Llanrwst Road is currently listed as agricultural and grazing land.  
The applicant Mr S Roberts wants permission for a touring caravan site for 23 caravans or motorhomes, together with three glamping units, a facilities block, and access to the former farm. 
The total cost of the development is expected to be around £300,000.  
Nine objections to the proposals have been submitted to the council, including letters from the Conwy Valley Civic Society and the Campaign for the Protection of Rural Wales. 
Objectors argue the plans are not proportional, citing the size, scale, and density, claiming the proposals are an ‘overdevelopment’, creating a precedent for further caravan pitches in rural areas.  
But Conwy’s planning committee is set to debate the application next Wednesday (January 11) at Bodlondeb, and officers have recommended the application should be approved.   
Planning officers have, though, also advised that the three glamping units are moved, due to them being close to Eirianws Cottage, one of two listed buildings.   
The other listed building is Eirianws Farm, and both buildings are of sub-medieval origin.  
The land is on the western side of the Afon Conwy and also forms part of the Conwy Valley Special Landscape Area, located approximately 3.2km south of Conwy and 1.5km north of the village of Tyn y Groes.  
The land also lies on the brink of the Snowdonia National Park.  
There are already five pitches for touring caravans on the land, but these are used by a private group and are exempt from planning permission.  
The proposal will also see the construction of internal roads and paths, a facility building, refuse stores, private sewerage treatment plants, as well as a soakaway and landscaping works.
