Residents slam plans to convert Colwyn Bay nursing home into affordable flats

RESIDENTS have slammed plans for 23 affordable apartments to replace a Colwyn Bay nursing home.

Wales and West Housing Association has applied to Conwy County Council’s planning department, seeking permission to demolish the former Guy’s Cliff Nursing Home on Conway Road and replace the building with apartments.

The plans were submitted in January, but the housing association has resubmitted the plans, providing further information around parking ad revising the height of the building, which has been reduced.

But dozens of residents have written to the council in opposition to the three-storey development, citing insufficient parking, over-development, and anti-social behaviour as reasons they oppose the apartments.

The nursing home’s former owner retired and sold the building in December 2022.

The application was submitted in January before an amended application was resubmitted this month.

But Conwy has received over 80 letters from residents objecting to the plans.

Resident Tobi Ross wrote to Conwy with “grave concerns” complaining the plans were “outrageous”.

“The tranquil road is flanked on both sides by exquisite two-storey red-brick and stone-fronted Edwardian semi-detached houses, gracefully set back from the road,” he said.

“Such a development, in essence, represents an unwanted intensification and gross overdevelopment of an already peaceful suburban neighbourhood.”

He added, “My main concern, shared by the local community, revolves around the potential expedited approval of this development by the council planning committee. There is apprehension that they might use the pretext of addressing social housing needs, neglecting due consideration for the wellbeing of the existing community.”

Mr Daniel Thomas also wrote to Conwy and listed several reasons he was against the development.

Mr Thomas said the building would be overbearing, not in keeping with the surrounding area, have insufficient parking, overlook properties, and cause noise pollution and anti-social behaviour.

“It is important to note that the area already has numerous approved developments, rendering the addition of social housing counterproductive to the ongoing efforts by CCBC to regenerate the community,” he said.

“This proposed deviation from established plans and the introduction of a housing type that contradicts the existing demographic landscape could undermine the positive strides made in rejuvenating the area.”

Mr Simon Shutler also wrote a letter to Conwy: “The height of the development and proximity to the boundary means the second and third storeys will now overlook our health and wellbeing garden,” he wrote.

“The parking in Alexandra Road is currently heavy for the buildings with both sides of the road being used.”

Patricia Giles added, “I feel the apartments suggested are far too large for the particular plot.”
