New social housing development could be built in Tylorstown

A NEW social housing development could be built in Tylorstown, in Rhondda Cynon Taf, under plans that have just been submitted.

The application from RHA Wales is for 18 affordable homes on land off East Street, as well as associated works including sustainable drainage, landscaping and access.

The development would be made up of 10 flats and eight houses, ranging in size from one-bedroom flats to four-bedroom houses.

The design and access statement says the site lies within the settlement boundary for Tylorstown in an established residential area and it aims to make use of a redundant greenfield site.

The site is a rectangular green parcel land of approximately 0.32 hectares, with East Street to the west and Prospect Place to the north.

The statement said no minimum parking space requirements are provided so the plan for 26 spaces is policy compliant.

The plans propose a scheme of 100% affordable housing, supporting key principles of both local and national policy. It says: “The proposals, though not strategic in scale, will aid in addressing the known housing shortfall within the county borough.”

It said the design ensures minimal impact on existing residents and complements the local area, access arrangements ensure the homes are accessible and manoeuvrability for vehicles on site has also been tested.

It adds that the development makes use of a well-located site in line with national and local policy and offers “a mix of tenures to meet known local needs, catered for in a sustainable location in Tylorstown, within range of a host of amenities”.

It said: “The proposal offers an opportunity to provide homes in a sustainable location which will promote active travel and encourage a shift to more sustainable modes of transport whilst providing much needed affordable dwellings to the area.

“The site accords with sustainable development principles through its location within the settlement boundary.

“The development is considered to be a suitable and positive addition to the street scene and there are no known constraints to the development of this site.”
