PLANS for a new home next to a former Pembrokeshire hotel which has been used as accommodation for migrant agricultural workers have been approved.
In an application recommended for conditional approval at the June 3 meeting of Pembrokeshire County Council’s planning committee, Rhys Davies sought permission for a four-bed home at Vilja Lodge, Llandissilio, near Clunderwen.
The application was brought for committee consideration as approval was recommended despite such approval being a departure from the local development plan.
A report for members said the site, close to the village’s former hotel, the Nant Y Ffin Hotel, on the main north-south A478 road, forms part of a larger site which has extant planning permission (outline) for three dwellings.
It added: “The proposed dwelling would be a two-storey dwelling of traditional form under a pitched roof and with protruding front gables. The scale of the dwelling is within the approved scale parameters of the extant outline planning permission on the site.
“The proposed plot layout and the siting of the dwelling within the site is reflective of local distinctiveness and would have an acceptable visual appearance within the street scene. The scale and form of the dwelling is commensurate with other properties within the locality, on both sides of the highway.”
Three letters of concern from the public raised issues of highway safety, inadequate sewerage infrastructure, and that access and drainage work has already commenced on site.
The application includes an affordable housing contribution offer, the report says.
“In Llandissilio, it requires 10 per cent of dwellings proposed to be affordable. Amongst other things, it states that where it is demonstrated that the provision of an affordable dwelling on site is not possible, a commuted sum contribution for affordable housing will be sought.
“The applicant has provided a Unilateral Undertaking to secure the required financial payment towards local needs affordable housing.”
Approval was moved by Cllr Brian Hall, seconded by Cllr Danny Young; the application passing by 13 votes with one abstention.
