Roch: Appeal against refusal of planning permission is dismissed

A PLANNING Inspector has upheld a Pembrokeshire County Council decision to refuse planning permission for a development in Roch.

The Council refused permission for five residential units of accommodation – two detached, three terraced homes – at Church Road.

The site is currently occupied by single storey building consisting of a residential unit, vacant restaurant and a village shop and post office.

The application proposed the demolition of the building with the retail unit and post office to be rebuilt.

Applicants Mr and Mrs Brentnall appealed against the refusal and the decision of Planning Inspector Richard Duggan has now been published.

Mr Duggan considered that the development would conflict with the Pembrokeshire Local Development Plan by harming the character and appearance of the site and area.

Mr Duggan also considered that the planned development would result in loss of privacy for future occupiers of the three terraced houses, given the close proximity to the detached properties.

The Inspector also highlighted highway safety concerns, noting that there was no dedicated parking for the retail unit and post office which was observed to be busy during a site visit.

The loss of a community facility – the vacant restaurant – was also highlighted.
The appeal against the refusal of planning permission was dismissed.
