A DEVELOPER has submitted to build 14 new homes in a rural village.
Ian Roberts of Roberts Homes has applied to Denbighshire County Council’s planning department, seeking permission for 14 homes and one detached garage at Gellifor.
Based at Lon Parcwr Business Park in Ruthin, the applicant wants to build on the land at Peniarth, near the Peniarth to Plas Coch Bach Junction.
The 5,487 square foot area of land is currently used for grazing, and the construction company wants to include vehicle access and parking, together with a visitor car park, and landscaping.
Despite the proposed rural location, the planning report states the development is unlikely to damage the habitats of nesting birds, amphibians, or bats – with no significant impact upon protected or notable species considered likely to arise.
A planning statement reads, “The proposed properties have been designed to bring a modern sophisticated architecture to the village and aim to complement and contrast with the existing vernacular. A proposed palette of crisp white render and dark grey cladding provides a subtle visual contrast.”
If granted planning permission, the new brick homes will have tile roofs and white UPVC windows.
The company says neighbours have been consulted over the plans and the owner of Gellifor Farm has also been notified.
The planning application will likely be discussed at a future planning committee meeting at Denbighshire’s Ruthin County Hall HQ.
